When you start looking for a house and lot or condo, one of the first questions is: ready-for-occupancy (RFO) or pre-selling? Both can be a good choice. It depends on when you need to move in, how much cash you have now, and how much waiting you can live with.
What do RFO and pre-selling mean?
- RFO (Ready for Occupancy): the unit is finished. You can inspect the actual house or condo and move in soon after your loan is approved.
- Pre-selling: the developer sells units before or during construction. You reserve now and move in when the project is completed, often 2 to 5 years later.
Side-by-side comparison
| RFO | Pre-selling | |
|---|---|---|
| Price | Higher, close to market value | Lower, usually the developer's best price |
| Down payment / equity | Shorter term, often 6 to 12 months, or spot cash | Longer and lighter, often spread over 12 to 48 months |
| Move-in | Within months | After construction, usually years |
| What you see | The actual unit | A model house, floor plan, or rendering |
| Monthly amortization | Starts soon after move-in | Starts after turnover |
| Risk | Low, the unit already exists | Possible construction delays or changes |
| Rent savings | Stop paying rent sooner | Keep paying rent while waiting |
When RFO is the better choice
- You are renting now and want to stop paying rent as soon as possible.
- You need to move in by a specific date, for example before school starts or before your family arrives.
- You want to inspect the exact unit, including its finishing, orientation, and neighbors, before paying.
- You can afford a bigger down payment over a shorter period.
When pre-selling is the better choice
- You want the lowest price and the lightest monthly equity.
- You are not in a rush to move in. This is common for OFWs planning to come home in a few years.
- You are buying as an investment and expect the value to rise by turnover.
- You want the best unit choices, such as corner lots or units with the best view.
Questions to ask before you decide
- When do I need to move in, really?
- How much can I pay monthly for the equity, and for the loan afterwards?
- For pre-selling: what is the target turnover date, and what is the developer's track record?
- For RFO: is the price still negotiable, and are there move-in promos?
Compute your payments
Try both options in the monthly amortization calculator. Enter the contract price, set the equity term (longer for pre-selling, shorter for RFO), and compare the monthly equity and amortization.
